Congratulations, you have an accepted contract! Now what? When purchasing a home it is imperative that you fully utilize your agreed upon inspection period. Whether 7. 10, or 14 days, use this time to complete all necessary inspections and to obtain quotes for all insurances, review survey , HOA documents and disclosures once more, etc. Typically, this is the period you want to dot your i's and cross your t's. Your licensed Realtor will most likely be able to share the names of two to three inspection companies. You are free to choose any state licensed inspector. The fees for inspectors typically range from $250-$500 depending on the scope of the inspection and size of the home. Most inspectors will provide you with a written report and photo report within 48 hours of the actual inspection. Being present, especially towards the end of the property inspection, allows you to ask questions and review concerns while the inspector is on the property. Keep in mind that if the inspector has concerns regarding the ac/heating systems, plumbing, electrical, roof, etc, they will note and suggest you seek a professional in that particular line of work. Again, your Realtor should be able to provide you with resources in these areas as well, but you are always free to choose any licensed service professional to move forward with additional inspections. It is important to move quickly on these additional inspections so decisions to move forward with the purchase of your home can be made as quickly as possible. Ideally, focusing on larger concerns is the best use of your time during this period and allows for the best opportunity to move forward towards the closing on your new home. Time is of the essence when it comes to inspection periods.
